Home with 3.3 Acres in Augusta WV

This week I've listed a new property in West Virginia. This is really a well taken care of home in Augusta/Hampshire County. The family has recently made several major upgrades and improvements to the home. Lots of the "big ticket" items have been replace over the last five years. Weekly Mortgage Update

Every week I receive several e-mails from local Mortgage lenders with market updates. This is from Troy Binmgan at Alcova Mortgage here in Winchester. 

First - Time Homebuyer Tax Credit

My wife and I bought our first home in 1997. Back then there was no "creative" ways to finance a home, no 80/20 options. You had to have 20% down payment, if not then you could possibly get a 3% or 5% option but you would need to pay mortgage insurance fees. Interest rates were around 7%-8% -not bad for the time, actually everyone thought those were great rates. Now, the average home price was probably closer to $150k compared to $220k today but it's been almost 12 years. Interest rates today are between 5% & 6% the 80/20 options are gone (thank goodness), but you can still get conventional 30 year fixed rate mortgages and pay the mortgage insurance just like I had to do back in 97' One thing I did not have was the new first-time homebuyer tax credit. What a great deal. I wish I could somehow be a first time homebuyer today. How can an additional $8,000 in your pocket not make it a great deal.
